Is your home or the home you are buying connected to the city sewer system? Maybe it is connected to a cesspool, septic system, or a party line? Is the sewer line functioning as designed and in good working condition? These are questions that should be answered before purchasing a home during the pre-purchase inspection period. It is the homeowner's responsibility to maintain their sewer line. If you are selling a home you should know the answers to these questions before putting your home on the market to avoid an undesirable surprise.

Often sewer lines are as old as the home and like most major systems in a home, they need periodic inspection and maintenance. Until recently it was difficult to inspect a sewer line and problems were only discovered when sewage backed-up into the home. Now a sewer inspection can be done by inserting a mini video camera into the sewer line and viewing the condition of the pipes. The sewer pipe will be visually inspected for common problems such as root intrusion, holes, pooling, cracks, and pipe separation. A functioning sewer line may have one of these problems that does not currently affect the performance of the line. However, these problems may cause a future sewer backup leading to the need for a major line repair or line replacement. New homebuyers often choose to fix these problems before they lead to a major sewer backup.
